First we look at comps in your subdivision. We look at similar square footage, number of bedrooms, baths. We also compare the main features of the home, like number of living rooms, fireplaces, pool, garage spaces, and lot size. Last but not least, we also look for homes built in or close to the year your home was built in (+/- 4-5 years).
The value of your home aslo depends on its condition and upgrades.
In some cases, it is difficult to come up with comparabe properties, then we boarden the criteria until we can find other properties to compare yours to, and then we adjust the price.
